"I, SANDY THIBODEAUX, offer Satisfaction Guaranteed on the performance of our real estate services as your agent. If, for any reason, you do not feel I have earned my commission in our work on your behalf, I will refund 100% of my commission paid to me by my brokerage company. This will be based on my commission split that I am on effective at the first of each physical year.
At each closing I receive a set percentage of the commission paid to our company from my clientele. I do not guarantee the performance of any other agents´ service and in no way offer to refund any part of any commission paid to them.

This request must be delivered to my office by 5 PM 3 days prior of the close date of your transaction in person or by certified mail.
After 5:00 PM the day prior of your close this offer will not be valid or accepted. If for any reason your commission is discounted or if services are paid by me on your transaction other than agreed at the original listing date this offer will not be valid or accepted.
***The only time that this guarantee will be null and void is if I have to pay for any service on your behalf in regard to your transaction.
